While many assume that apartments are the most expensive in Banja Luka, the latest figures tell a different story.

According to official data for the first quarter of 2026, prices in certain cities are significantly above the Republika Srpska average.

Banja Luka Is Not in First Place

The average price per square meter of a newly built apartment in Trebinje reached an astonishing BAM 4,577 during the first three months of this year.

This figure confirms that demand for real estate in the southernmost city of Republika Srpska remains strong, despite prices becoming increasingly out of reach for the average citizen.

Market Growth and Prices in Other Cities

While Trebinje holds the record, other major urban centers across Republika Srpska are not far behind, according to Buka.

Banja Luka has stabilized at a high average price of BAM 3,881 per square meter, while East Novo Sarajevo recorded an average price of BAM 2,875 per square meter.

Statistics reveal remarkable market activity:

Sales growth: A total of 957 apartments were sold in Republika Srpska during the first three months of the year, representing an impressive 80.9% increase compared to the same period last year.

Total market value: Apartment sales in Republika Srpska reached approximately BAM 146.4 million.

Most active cities: Banja Luka (189 apartments sold), Prnjavor (118), Trebinje (94), Prijedor (89), and East Ilidža (87).
