After Croatia made global headlines in 2025 due to record-high accommodation prices, it appears that lessons have been learned. Although last year was marked by difficulties in filling private rental capacities, this year’s market shows that landlords are largely holding back from introducing new price increases.
In
addition to government appeals to avoid further price hikes, rental pricing
decisions are also being influenced by high inflation across the EU, as well as
an unpredictable security situation in Europe and the Middle East.
As a
result, tourists are expected to be more cautious than ever, weighing their
holiday options until the very last moment.
A team
from Dalmacija News analyzed accommodation prices for two people during peak
season (July and August) across key tourist destinations on the Adriatic coast.

Split stands out this year with record-breaking prices for luxury apartments,
reaching an astonishing €5,000 per night. In most cases, prices in Split remain
unchanged throughout both peak summer months.
KEY TAKEAWAYS FOR TOURISTS
The
highest prices are recorded in the luxury apartment segment, while private
villas and holiday homes were not included in this analysis. Additionally, many
landlords no longer differentiate prices based on the length of stay, whether
guests book for seven, 14, or more days.
The
most affordable starting prices can still be found in Makarska (from €60) and
Zadar (from €68).
Despite
the stabilization of prices, the Adriatic coast remains a destination of stark
contrasts — offering everything from modest rooms to ultra-luxurious
accommodation targeting the global elite.
